Becoming an Appraiser

To become any type of licensed appraiser in Vermont, you must first become a trainee.

Appraiser Trainee.
To become an appraiser trainee, you must:

  1. Complete 75 hours of pre-trainee education that includes the 15-hour National USPAP course.
  2. Find a certified appraiser with at least two (2) years experience as a certified appraiser whom you will gain documented experience under. (VAR highly recommends that you find the certified appraiser before you take the pre-trainee education.)
  3. Once you have completed steps 1 & 2, you must apply to the Vermont Board of Real Estate Appraisers to become an appraiser trainee before you can begin accumulating your documented experience.  

Licensed Appraiser. 
To become a licensed appraiser in Vermont, you must:

  1. Become an appraiser trainee (see above).
  2. Gather 2,000 hours of experience under a certified appraiser (see above).
  3. Complete another 75 hours of qualifying education for a total of 150 hours.
  4. Take the state licensing exam.

 

Certified Residential Appraiser.
To become a certified residential appraiser in Vermont, you must:

  1. Have an Associate's Degree or 21 semester credit hours in specific college coursework.
  2. Become an appraiser trainee, if you are not already a licensed residential appraiser.
  3. Take a total of 200 hours of qualifying education. You can count  the 150 hours you took as a trainee.
  4. Gather 2,500 hours and 24 months documented experience under a certified appraiser.
  5. Take the state licensing exam.

Certified General Appraiser.
To become a certified general appraiser, you must:

  1. Have a Bachelor's Degree (or higher) or 30 semester credit hours in specific college coursework .
  2. Become an appraiser trainee, if you are not already a licensed residential or certified residential appraiser. 
  3. Take a total of 300 hours of qualifying education. If you are already a licensed residential appraiser, you can count the 200 hours of qualifying education toward the 300.  If you are still a trainee, you can count  the 150 hours toward this total.
  4. Gather 3,000 hours and 30 months experience under a certified appraiser (see "Appraiser Trainee" for more details).
  5. Take the state licensing exam.
